Kensington Lakes has been under development since 2004 and is centered on the Johanna Boulevard / Commercial Street spine approximately 5 kilometers from the Bundaberg CBD. The project has progressed through three stages; two being for business and industry purposes, the most recent being a master planned residential community
The business and industry stages incorporating 118 business and industry lots, a 7 lot business airpark, and a 12.5 ha regional sports park has been recently completed.
The residential master planned community comprises a 110 lot residential airpark; town centre incorporating a 2,500 m² local centre; a 5 storey mixed use building precinct; café and restaurant precinct; retirement village; and up to 600 detached dwellings, townhouses, and duplex dwellings. The town centre, food precinct, and mixed use buildings focus on a 10.5 ha Town Park which is located at the heart or centre of the new community.
Insite came up with the idea and initial concept of an airpark based project, turning the potential disadvantage of being next to a busy regional airport into a unique development opportunity. Together with other members of our project team we were able to convince the then Bundaberg City Council of the benefits of the proposal to the city and region and accordingly we have received considerable support from Council and other government agencies throughout the concept design and approval phase. What sets Kensington apart from other Australian attempts at developing a residential airpark is its ambitious scale, its location within a major regional city, and that it is one component of a major master planned residential community.
In the early stages of our commission we visited a large number of airparks operating in the southern United States and along the east coast of Australia. We were thereby able to identify critical design factors that have now been built into the Kensington project.
In carrying out this commission we contributed to and oversaw the preparation of a detailed master plan and associated concept plans; prepared three Preliminary Approval applications (under s3.1.6 of IPA) – all now approved; and prepared three detailed statutory Plan’s of Development (link to graphic of reports attached?) incorporating a wide and flexible range of site development entitlements and design codes for buildings; and we have overseen and continue to oversee the Lot Reconfiguration process.
